MARKET UPDATE:

So 2023 kicked off with a bang in January here which brought an incredibly busy time for us with a lot of valuations and new listings, but these past couple of weeks we have noticed that the market has generally cooled off for viewings and general market activity compared to the incredibly chaotic market from the previous 2 years (Although we have still agreed 18 sales in February so far!)

A lot of this comes down to a direct correlation to our economy and with the recent high level of interest rates for mortgages, people haven't been able to buy as often as normal with such un-affordable monthly repayments on the table. This affects the housing market across the board. With the negative press and talks of the recession, this could have gone on for some time and we were concerned it may have lasted well into this year.

HOWEVER! We are hoping to be the bearer of better news today, as our most trusted sources in the industry, our local mortgage advisors and sites like Rightmove/Zoopla etc are all informing us of the same thing: That over these past few weeks, whilst we have been a bit steadier, the mortgage market is finally starting to turn in the right direction, and we are most pleased to report that finally the interest rates have been SIGNIFICANTLY coming down to much better levels which have been dropping for several weeks with further drops expected within the upcoming weeks.

This has already been seen by ourselves with one of our buyers, who several weeks ago was quoted a whopping unruly 9.4% on a mortgage deal! - And our broker has managed to get him a far more preferable deal with the interest being nearer to 4% as of yesterday, so the change is definitely starting to happen and we are looking forward to a much more active market come the spring!

This will have an instant knock on effect to the property market in a positive way, and we expect more positive national news to start being reported in the coming weeks about this.
